Forresta sits on the southern side of Ipoh, in the Ipoh Botani belt where most of the town’s newer landed housing has gone up. The diagram below places it against what is around it. Only two drive times are shown, because only those two are measured — everything else is marked by direction, not by a number I cannot stand behind.

Every phase is the same double-storey house — four bedrooms and four bathrooms, one of the bedrooms on the ground floor. What changes between phases is the lot, which runs from 22 × 70 ft up to 22 × 85 ft. Ground and first floor below, as the developer drew them.

Is Forresta freehold?
Yes. Forresta is freehold with an individual strata title. Freehold means the tenure does not expire; the strata title is what allows a landed community to be gated, guarded and managed under one body.
Is it really gated and guarded?
Yes — a guardhouse to each of the five phases, guarding around the clock and CCTV. Each phase is entered through its own guardhouse, so one phase does not become the access road for another.
How many units are there, and how many phases?
Five phases, named on the site plan: Green Forest, Magic Forest, Scented Forest, Rainforest and Golden Forest. The developer released 77 units at the early-bird price in the first batch. For the exact count still open in the phase you are looking at, ask me — that number moves week to week.
What is the price?
Phase 1 started from RM 599,999.00 and Phase 2 is from RM 650,800.00 — a difference of RM 50,801.00 for the same layout. Prices move with each phase release, so check the current sales chart before you commit.
When is it completing?
The developer’s estimate is the end of 2028 for vacant possession. That date is an estimate, not a guarantee — the binding date is the one written into your sale and purchase agreement.
What is in the clubhouse?
Swimming pool with a waterfall deck, gymnasium, children’s playroom and reading corner, landscaped garden walks and an arrival pavilion and lounge. The courts are not in the clubhouse — they are in the 2.14 acre sports complex.
Is there anything for early buyers?
The early-bird package on Phase 1 covered legal fees and stamp duty, with help on a full loan application. Packages change from phase to phase — ask me what is attached to the units open right now.
What sports facilities are there?
A 2.14 acre sports complex with a jogging track, a tennis court, a basketball court, a roller skate park and a roller hockey rink, plus two recreation lakes of about 0.56 hectares each drawn on the site plan.
How many bedrooms and bathrooms?
Four bedrooms and four bathrooms, with one bedroom on the ground floor — worth knowing if someone at home should not be climbing stairs. Downstairs also holds the living and dining, a dry and a wet kitchen, the yard and a two-car driveway. Upstairs is the master suite, the family bedrooms, a family area and a balcony.
How big is the lot, and what is the built-up?
Lots run 22 x 70 ft, 22 x 75 ft and 22 x 85 ft, with a row of 24 x 70 ft along Golden Forest. The developer has not published a built-up figure in the material I hold, so I am not going to quote one — ask me and I will get the built-up for the exact phase and lot you are looking at.
Where exactly is Ipoh Botani?
Ipoh Botani is in Ipoh South, Perak. Forresta sits beside Green Park with TF Value-Mart across the road. Ipoh town centre is about 20 minutes by car, 8.6 km; the Simpang Pulai interchange onto the North-South Expressway is about 15 minutes, 7.9 km.
What schools are nearby?
Shen Jai High School, Poi Lam (SUWA) High School, Faithview International School and Seri Botani International School are all in the surrounding area, and Hospital Bandar Seri Botani is close by.
